Profile of the region

The Lodz Special Economic Zone was created in 1997 by the Decree of the Council of Ministers for a period of 20 years (until 2017). It is located within the area of the Region of Lodz. The Zone covers the area of 337 hectares. It consists of 12 sub-zones situated in Lodz, Ksawerow, Zgierz, Ozorków, Tomaszow Mazowiecki, Kutno, Rawa Mazowiecka, Leczyca, Sieradz, Radomsko, Piotrków Trybunalski and Slawno. The Lodz SEZ offers attractive areas designated for conducting business activities and a possibility to enjoy the public aid - the return of up to 65% of investment outlays. The public aid is granted in accordance with the EU regulations on competition.
Localization
The Lodz Special Economic Zone is located in the area of the Lodz Region, in the very centre of Poland. Such a geographical position gives you a perfect strategic location not only in Poland but in Europe as well. The region's well developed transport system is an essential factor for present and future investors. The transit routes leading from West to East and from South to North cross here and a construction of a junction of two motorways A1 and A2 near Lodz is underway.
The Lodz SEZ offers mainly areas without buildings equipped with technical infrastructure designated for industrial developments.

Sub-zone Lodz
Sub-zone Lodz consists of four areas situated in various districts of the city of Lodz. Three of them have available investment plots of land.
Location

1. Area Centrum

2. Area Nowy Jozefow
Available surface: 28 ha
Utilities:
- water: pipe O 300 by the site and Nowy Jozefow St.
- sewage: pipe J=1,00x1,75 m and D=1,8x2,25 m along southern and western border
- rain water sewage: by the site D=800 mm,
- gas: medium pressure pipe D=225 in Maratonska St.
- electricity: power sub-station at the distance of 1,3 km
3. Area Techniczna
Surface: 3,78 ha, Utilities: Fully equipped with all utilities
Sub-zone Ksawerow
Location

The sub-zone is located in Ksawerow, Szkolna St. Ksawerow is a relatively small commune near the City of Lodz, 15 km from the centre of the city (15-20 min. drive), along the national road nr 14 (Lodz - Wroclaw).
Available surface: Plots of land of various sizes; in total: 25,32 ha.
Utilities:
- water - in the site; the water system is in Szkolna St. (up to 4320 m3/day),
- gas - in Szkolna St (O 250),
- electricity - at the distance of 400 m,
- sewage - pipe O 0,4 m under construction.
Sub-zone Tomaszow Mazowiecki
Location

Sub-zone Tomaszow Mazowiecki consists of three investment areas situated in the administrative boundaries of the town. Two of them have available plots of land.
1. Area Zawadzka
Available surface: 18,48 ha Utilities: fully equipped with technical infrastructure
2. Area Wysoka
Available surface: 1,25 ha
Utilities:
- water (O 160 mm) - by the site,
- gas (O 1o0 mm) - gas network along Wysoka St,
- sanitary sewage (O 200 mm) - along Wysoka St,
- rain water sewage (O 400 mm) along Wysoka St.
Sub-zone Kutno
Location

Sub-zone Kutno consists of four investment areas situated in the administrative boundaries of the town.
1. Area Odlewnicza
Surface: 4,2 ha
Utilities:
- water - in Skleczkowska bis St. ( O 150),
- gas - in Skleczkowska bis St and Odlewnicza St (O 110),
- electricity - power sub-station of 30 MW at the nearest vicinity,
- heat - 2 x O 300 at the distance of 550 m,
- sewage - pipe O 300 in Skleczkowska St.
2. Area Holenderska
Surface: 4,5 ha
Utilities:
- water - in Holenderska St. ( O 150 mm),
- gas - at the distance of 100 m in Skleczkowska St (O 180 mm),
- electricity - 15 kV on the site,
- heat - 2 x O 300 at the distance of 550 m,
- rain and sanitary sewage - O 600 mm in Jozefow St.
3. Area Wschodnia
Surface: 23,78 ha Utilities: at the distance of 1000 - 2000 m
4. Area Górna
Surface: 8,99 ha Utilities: at the distance of 1000 - 2000 m
Sub-zone Leczyca
Location

Leczyca, industrial district, south-west part of the town, 250 m from the county road.
Surface: 16,1 ha
Utilities:
- water - in Lotnicza St. ( O 110 mm) PCW,
- gas - (O 250 mm) PE,
- electricity - 15 kV, sub-station at the distance of 2,0 km.
Sub-zone Rawa Mazowiecka
Location

Sub-zone Rawa Mazowiecka consists of three investment areas:
1. Area Reymonta I
by the E-67 route Warsaw - Wroclaw, near Reymonta St. Surface 3 ha Utilities: at the distance of ca. 500 m
2. Area Reymonta II
central part of the town, by the E-67 route Warsaw - Wroclaw, near Reymonta St.
Surface: 15,6 ha
Utilities:
- water - ( O 200 mm) in Reymonta St
- gas - O 150 in the neighboring streets
- electricity - 3 lines 15 kV on the site, transformation station in the nearest vicinity, sub-station at the distance of 300 m
- heat - coal boiler house with a reserve of 500 kW at the distance of 500 m
3. Area Skierniewicka
north-west part of the town, Skierniewicka St.
Surface: 4,36 ha
Utilities:
- water - ( O 400 mm) along the site's border,
- gas - medium pressure line at the distance of 1500 m,
- electricity - 15 kV lines on the site, transformation station in the nearest vicinity, sub-station at the distance of 300 m,
- sanitary sewage - O 200 at the distance of 500 m,
- rain sewage - at the distance of 400 m.
Sub-zone Sieradz
Location

The vicinity of Wojska Polskiego Street and Zakladnikow Street (area of a former construction company SKB)
Surface: Plots of land, in total: 8,48 ha,
Buildings: The area is partially built-up. There is a warehouse and an office building.
Utilities:
- electricity,
- gas,
- waer,
- heat,
- rainwater sewage system.
Sub-zone Radomsko
Location

Radomsko, north-west part of the town, by the national route Nr 1 Gdansk - Katowice
Total available surface: 33,5 ha (area I - 24,6 ha, area II - 8,8 ha)
Utilities:
- electricity - at the distance of 300 m,
- water - at the distance of 300 m.
Sub-zone Piotrków Trybunalski

Sub-zone Piotrkow Trybunalski consists of 3 investment areas:
1. Area Huta Kara
Surface: 11,3 ha
Buildings: Numerous buildings and various constructions (production and storage buildings).
Utilities:
- electricity (main distribution station) - in the vicinity,
- gas,
- water - intake stations on the site, internal network,
- sanitary sewage (internal network along internal roads), collecting pipe D=500 in Rolnicza St.).
2. Area Gliniana
Surface: 5,43 ha; partially built-up.
Buildings:
- a brick, 2-storeyed building without windows or plaster; the building can be adapted for offices or other purposes,
- a former machine shop for big cars (several channels), surface: 1300 m2, for a major repair or pulling down.
Utilities:
- gas - medium pressure network, steel D=150 mm,
- water - in Gliniana Street, D=110 mm,
- sanitary sewage - collecting pipe D=600 mm in Gliniana Street, at the distance of 400 m,
- rainwater sewage - on the site.
3. Area Sulejowska
Surface: 1,04 ha
Buildings: A former factory building (a former spinning mill), 4-storeyed, red-brick, dates back to the beginning of the 20th century. The usable floor area is approx. 10.000 m2, pillars: every 5,70 m x 4,70 m, height: 5,6 m. The roof needs a major repair. floors and ceilings are in a fairly good condition.
Utilities:
- electricity - a transformation station on the site,
- sanitary sewage D=200 mm,
- rainwater sewage D=200 mm,
- water D=150 mm, D=200 mm,
- gas - low pressure gas network.
